Governors Park South Community Development District
The Governors Park South Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on June 14, 2024 by the Board of County Commissioners of Clay Cunty, Ordinance No. 2024-21 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Board of County Commissioners adopted Ordinance 2024-46 on September 4, 2024, amending Clay County Ordinance 2024-21 to amend the boundaries of the District by contracting the boundaries to exclude approximately 185 acres. Ordinance 2024-46 was filed with the Department of State on October 4, 2024.
The Governors Park South CDD is located entirely within Clay County, Florida and covers approximately 1,860 acres of land. The site is generally located west of County Road 15A and U.S. Highway 17 and bisected by First Coast Expressway east and westerly.

The District may exercise the general powers provided in Section 190.011, Florida Statutes. The District may exercise the statutory powers for including, the powers set forth in Sections 190.012(1)(a)-(h), 190.012(2)(a), (d) and (f), Florida Statutes. The powers and functions of the District do not replace, diminish, or obviate the applicability of any County ordinance to the property and the development of the said property, currently within the District, as described in Exhibit B of the Petition, and as the District might be expanded or contracted.
